Reimbursement of security deposit

My tenant vacated my house without giving one month notice as per rent agreement. Hence he is either supposed to deposit one month rent or forefeit one month security deposit. But he insists on getting his full security deposit. How can I ensure him to follow the rent agreement?

Dear querist,

 

In case one month rent amount is less then pay him and get rid of pain.

In other case you already have his security amount deduct one month rent and pay him rest of amount let him take action.
