Mutual family settlement partition deed of land property.

I want to get legal opinion of a lawyer regarding mutual family settlement partition of land property amongst three brothers acquired and achieved by virtue of a Gift Deed by our mother. The property was registered and recorded in the name of my mother. My brothers have already occupied best and advantageous front portion of the schedule land attached to the main road and built up a double storied cemented building without partition the land.and back portion of the land more than 50% are lying vacant market value of which is much less than the front side. Now I can get compensated by a Mutual Family Settlement Agreement ?
