Ancestral land - family partition

hello,
i want to buy a ancestral prooperty share from my brother. we are 2 sons only to my father. my father inherited this from his father(our ancestors) and he was the only son. so,no parent doucments created or exist as such and have been living there for the last 70 years with property tax and eb bill in his name for th last 30 years
this is a residentail grama natham land in tamilnadu.and we are hindu family.local panchayt office is ok with me getting this transferrd to my name by getting consent from my fathere and brother.

with this state, do i still need to get the land registered before buying from my brother or can i go for a buying my mutual discussion or should i get it done throug court. we are looking for a option that comes wtih minimal procedural cost.

Go for settlement deed and get the same registered.
