Land without registry papers

My Father along with my uncle(father's brother) bought a property 25 years ago and after 2 years my  uncle sold his part to my father but My father didn't transfer it to his name. He is no more and now all I have is two registries with me(1 on my Father's name and other one is on my Aunty's name). I searched for papers but didn't found any sale deed either. We are living here from last 25 years and have kabza on both parts now I want to know that what I can do to transfer both parts to my own name or my mother's name without involving my uncle's family as chances are less that they will help us in this.

It is felt that similar query has been dicussed earlier in other threads.

The owner alone or his/her legal heirs ( per applicable sucession laws) ane can sell/gift etc etc............

 

The adverse possesion may not nessessarily help to perfect title.
