Unregistered agreement

Hi, I have purchased a property on 2013 and khatha also transferred to my name. But after 3months of my registration got to know that there is a civil case for the same sy.no. before my registration. It is like some other person had made an unregistered agreement on 2004, but he registered case on 2013 is it a valid case .Plz give me some suggestions.

Registered owner have legal right over the property. Buyer must be aware before the purchasing the property.
