Kul kayada applicable

Dear sir I have purchase the piece of agricultural land during 2003 near nagpur. The said land is given for cultivation since last 5 yrs .The cultivator is paying lum sum amount to me on yearly basis.No written agreement etc done. 7/12 and 8A is on my name ( self acquired ) My question is 1) what precaution i should take so that the cultivator shall not claim under kul kayada. 2)how shall i know that the land is free from Kul kayada Regards B.Arvind
