Registeration of flats

My query is with regards to the purchase of an appartment

1) The land on which the appartment is built belongs to Mr and Mrs Prakash who in turn have given power of attorney to Anand who is a promotor.Is this legally correct and also safe for the investors

2) The registeration has two documents one is the sale deed which has a mention of my undivided share of land and the second is a construction agreement which mentions on my builtup area the totla number of sq ft and car park.According to them they would register teh construction agreement first and the number generated through the registeration will be mentioned in the sale deed by a clause.

IS this Ok?

it appears to be perfect.but engage a lawyer and do compleate title verification .
