Dtcp approval common area dispute

Dear sir,

1.my father promoted a DTCP approved land in 1999 after proper approval from CMA. 2.He gifted the common area to panchayat in 30th June 1999 by the way of registered deed in favour of panchayat.3. My aunty ( fathers only sister) claims the property at sub court palani by partition and the judgement favoured to her on 31st July 1999. 4.After selling all the plots now she claims the common area for her own use.

My query :

1) does she has right to claim the common area ?

2) what is best way to stop her common area property acquistation ?
