Registered sale agreement and my rights?

In case if i get into registered sale agreement, worst case if sale deed does not get executed within the agreed timeline and the buyer does not join me to the registrar to cancel the agreement, then what options do i have?
1) Can i take Legal action against the buyer for not agreeing to the terms in the sale agreement?
2) Can i temporarily rent the property, atleast to earn some income till the sale deed is executed?
3) Do i still have full ownership rights?
4) Will the sale agreement get auto cancelled after 2 or 3 years.  What is the timeline of sale agreement lapsing (if the sale agreement term says 3 months, but the seller is not ready to come to the registrar to cancel)?

HI, In case, you registered sale agreement, and the buyer is not joiningfor execution within agreed timleinme, you are required to send a notice to the buyer. If he is not coming forward then also, you may proceed with legal action, damages, renting of property retaining your property rights etc.
