Commercial property eviction

Dear lawyers & experts, 

 

I hope you can help me with my questions. 

 

I opened a dental clinic in a rented space in a district headquarters. The lease was for 3 yrs, from January, 2012  December 2014 at Rs.10,000 monthly rent (plus electricity and water charges etc.). Penalty for staying past the Dec. 31st 2014 date is increase in rent to Rs.30,000 plus any legal costs borne to evict me. Lease extension has to be negotiated and completed atlas 60 days before the end of the lease period. 

 

I want to stay at this location, but the landlord is not ready to extend the lease unless the rent increases to Rs.30,000, plus a 10% annual increase in rent annually. I think the rent is too high, and that the landlord is taking advantage of the fact that I want to stay here. (I cannot afford to pay Rs.30,000 per month)

 

What are my options ? Can I stay past Dec. 2014 and delay eviction ?
