Sales deed on sarkar jama land

Respected Reader,

Mr A was the owner of Agricultural Land situated  (5 Acres) in Mulshi Taluka , Pune. Mr A died in the year 1991 , Leaving his wife and son as legal heirs . In 1992 the Agricultural land Became SARKAR JAMA  ,  Now the legal heirs of Mr A wants to sell the land.

Query 

Can I do a direct Sales Deed from Legal heirs of Mr A to get the land? (Till now on 7/12 , SARKAR JAMA is written.)

You have to request the District Collector concerned to delete the land from the list of SARKAR JAMA.  After corrections by the Collector then only it is registerable.  otherwise it cannot be registered.

'Buyer Beware' applies to property deals.

It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.

This may cost some FEE but can defend long term interest and hard earned monies.

Money disappears very fast.

Litigation can be protracted, stressful, and expensive.

Obtain proper legal opinion in writing.

 

LOCAL terms are involved.

Probably the land is taken over by govt authority due to some default say; NON payment of dues/taxes or acquired or is Govt. land.

Local counsels as already explained can advise and help you the best.

If you are properly informed and competent to handle such matters, check on your own with concerned authority say; Distt. Collector, as suggested by Mr. kavksatyanarayana.

Understand the finer points and chances of correction to marketable title (durusti) and then ONLY sign on anything or pay anything.

Preferably proceed further the expert advice of LOCAL counsel as already explained.
