Purchaser signature on sale deed

A sale deed was carried out in 1994 but there is no signature of the purchaser on the sale deed. The sale deed is signed by vendor only. Please suggest whether this sale deed is valid for further sale and is this can be used to avail a bank loan

Understanding appending signatures is one of the ways of executing a sale deed, a sale is a contract which has to have two parties. Signature on sale deed is one of the mode in which one expresses consent to the contract, there may be other ways for eg : a person with no hands may express oral acceptance and registrar may still go on to register the sale deed. 

Turning to the present case - was the sale deed registered ? if yes I would say it would work, otherwise not.
