My friend signed a unregistered agreement for purchase of a society flat in ghaziabad. the deal could not be materialised as he could not arrange the funds. the time in the agreement has elapsed. now he has received a show cause notice from the collector office / DM's office regarding due of approx 2L. now, as the deal has not materialised , should he deposit the dues ?
after deposting the dues can he force legally the seller to sell the property thru court as he now has funds and wants to purchase the flat. the seller is now demanding more money from him and is dictating unreasonable terms.
