Please clarify on following points.
1) If the property is transfered by Mr.'X's ancestors to Mr 'X' 45 years ago by way of legal documentation(dastavej) and the same is transfered to his wife after Mr. 'X' 's death by way of varis formula and she is owing the same till date now. if she wants to sell the same then which papers one has to show to purchaser.Is city survey report card is enough or other documents required.As the properrty is one the same name since last 22 years and beforer that in Mr'X' name.So in Last 30 years record shows only one Entry in city sub registrar i.e widow of Mr'X'.
2)What is a validity of Title clear certificate? is this certificate required in this case?
