The tenant in the given situation can never claim ownership.
The law is settled : ONCE A TENANT, ALWAYS A TENANT
In no situation, a tenant can claim ownership so long as the landlord is receiving rent.

Respected Sir, what if the tenant has stopped paying rent for more than 6 months, after a prolonged stay can the tenant claim ownership?
