Tenant right in mumbai

i am leaving in house as tenant in kandivli, mumbai, maharashtra state. i have paid 3 months deposit of rent and i am staying in the same house since 1954. when our land lord sold the premises to new land lord in 1976.

our is ground + 2 storied building.

in our building 12 tenants when new land lord purchased the building in 1976. after that 7 tenant vacated and

possession was taken by new land lord. after that he made changes in ground floor and first floor and sold to

7 tenant area to commercial people with ownership agreement. new ownership agreement holders are asking land lord to form society. so far land lord has not made society. now land lord want to sell development

rights to new developer/builder.  my question is, can land lord sell development rights without consent of existing 5 tenant and new owners with ownership agreement ?  please reply
