I am planning to enter into Joint Development agreement with area sharing of 40;60 for Residential & 50;50 for commercial property. I have plot of Land on which builder has to construct the building. With respect to the above transaction i would like to know, as landowner do i need to pay stamp duty??? My understanding is, as owner of land i have already paid the stamp duty at the time of land Purchase. Builder has to pay the Stamp duty based on the Ready Reckoner value or 22000 rs per sq meter of the construction area. Property is located in Maharashtra. Please advise.
