In a case where "X" executed a Special Power of Attorney in favor of "Y" to sell a piece of land and that document "SPA" does not even mention any property. what would be the legal consequences?

Genarally the SPA will be exucuted for a particular or special purpose. Whether the SPA it self not disclosing any particularities or schedule of property there is no legal entity of the SPA.
