Should i change tenant every 3 years

If the tenent is good and he has good relation with you then it is not necessary to change the tenent every 3 years, but what you have done is right i.e., rent agreement is for 11 months.  If the tenent breaks the agreement you can take legal action or you can change the tenent after completion of 11 months.

Sir do registered leave and license to protect ur rights. It does not any matter how tenant have any duration.

Thanks for the input.Is a police verification compulsory , if i do the registration of my rental agreemnet?

I reside in Bangalore, hence am unable to travel to Mumbai for police verification, while registration can be done online.
