Sale-deed (both side signed by one person only)

Sirs / Madams

Mr. X   is  owner  of  PLOT  and  he  received  full  consideration  of  Plot  from  MR. Y  and  accordingly  MR. X  executed  irrevocable  POA   to  Mr Y  for  sale ,  registration , etc.

After 1 year  MR. Y  himself  purchased  the  PLOT and made Sale – Deed in his own name

Now   MR. Y   signed   on  behalf  of  the  Seller  MR. X   and   Mr. Y   also  signed   the Sale-Deed  as  a  Purchaser   of  PLOT  and  thus  Mr Y  registered  the  Plot  in  his name  on  behalf  of  Mr X  (seller)

Thus   the  Sale-Deed  bears  both  side  signatures  of  MR. Y   only   one  Signature  as  POA  Holder  of  seller  (MR X)   and  other  signature  again of  himself  MR. Y  as  a  Purchaser  of  PLOT

Is it allowed ?

Kindly guide

Yes, if terms of  POA gives power for transfer of property then he can sell the property in his favour.

GO thru the PoA……If it provides for rights to agent, to sale to agent and register the sale deed.
