Rights to grand children on anchestral property

Hello Sir,

 

After the expiry of mother and father, Childrens X,Y & Z registered a partition deed among brothers to equally distribute the piece of land. At the time of executing partition deed, both X & Y has childrens and are majors, but none of them were approached during registration.

Please clarify the below questions:

- Does grand childrens has any rights on the property and fight for share?

- Say if a buyer is buying the property from X, should Y & Z be noticed and get release certificate from them?

- What care should be taken by a buyer for buying the property from X?
