Repairs to building

i am staying in a pagdi house for the past 56 years in mumbai.  Landlord has carried out repairs to the building  in the past but never asked us to contribute.  Repairs are being carried out almost everyyear.  this time the landlord has sent a letter asking us to contribute Rs, 2 lakhs towards repairs of the building and there wiill be some  more amount as they are  awaiting for some estimates.  can the land landlord ask us for such hefty amount?  is it not that he does the external repirs himself?

we are paying rent of rs 600.  there is an increase of 4% every year.  Is this correct.

You must have entered agreement at time of pagdi, if there is condition about regarding external maintenance of house. Asking such huge amount does not sound good.

Dear Mrs francis,

Your landlord is not obliged to repair building but at the same time he cannot ask you to pay a hefty sum if you have not permitted him to get the building repaired.in absence of agreeement he cannot recover. issue a legal notice. Feel free to have an elaborate discussion with me on the issue.
