Renting a nursing home to be run by an ngo.

Hi,

Recently I have been contacted by a NGO who wants to take my 15 bed nursing home on rent, they have asked me to sign a contract for 9 years, whereas I am looking for a 3 years contract.

While I am still in talks, I came to know that if I rent property to NGO, I will have to sign a indemnity bond, and once signed, I will not be able to take it back in my hand, even if current NGO is not managing, I will have to give it to some other NGO.

Can you please help me understand if above information is correct, if so, I wont be doing the deal. 

My Second question is that, in case I want to proceed with this deal, what are precautions which I shall take, so that at any point if I want to terminate the contract, I shall get back my Nursing Home.
