Renter's options for early release

Hi,

i did rental lease agreement for an apartment 2 months back. But after only few days I realized that there is very high level of noise 24/7. So I contacted owner, he promised to install double pane windows. But still today he did not have done anything. It's getting difficult to stay due to high noise level.

When I told him that I want to vacate this apartment, he refused to return 3 months of deposit.

the lease agreement is not registered. What are my options. This property is in Hyderabad.

please help.

As per the terms & conditions of the rental agreement both the parties has to follow. Let owner fit the pane windows. or Yourself fit with the consent of owner in writing. Deduct the expenditure from rent. Registration of rental agreement is not compulsory.
