Sirs,
We have a lease hold property in Mumbai.
Also we have flat in the same property, we wish to give it on rent but are very afraid to do so.
Is it possible to give flat on rent without inviting any problems like user may not leave the flat,
then litigation to prove etc etc....
What precaution should be taken to give this flat on rent.......

You must make a proper rental agreement between the parties. You may even register the rental agreement at the local sub registrar's office for safety purpose. This is a valid document and the tenant will have to compile with it.
