Registration and stamp duty for commercial lease in hyderaba

Hi,

I am preparing a commercial rental lease for three years for my property.

1. The rent is 35000 per month and increases by 10% every 11 months.

2. What are the registration and stamp duty charges? 

The government website says that

• Registration charges are 0.1% and
• Stamp Duty is 0.4% for upto 5 years.

Please advise.
