Regarding notice in rented house

Hi My Rent agreement is expiring on 31 July 2018 And I want to vacate the house this week on 30th July however I have informed to landlord on 10 the may on mutually agreed basis to vacate in July last Now landlord asking for one month notice and not in mood of return of deposit amount. Now if term is expiring on 31 July is it necessary to give written notice one month prior ?

If the rent deed is itself expiring then there is no need to give notice.

Rent deed is itself a notice that will you will be vacating.

Due to the difficulty and costs associated with finding a new premise as well as finding a new occupant, both landlords and tenants are usually not too happy to have easy no-fault termination clauses. Hence, leaving the premises is often made difficult by throwing in long notice periods and even lock in periods.
