Dear Sir,
We are Purchasing 2 guntha Land from property dealer, please give your guidance to proceed further.
1) Property dealer saying he already purchase 5 guntha land from actual owner and MOU already signed between both the parties.
2) Property dealer yet not register land on his name, he says he don't want to register land on his name since he want to resale this property to avoid registration expenses. Now he want to make MOU between us as a token amount for 2 guntha for Rs. 2,00,000.00
3) He is saying at the time of registration of property and after payment of full amount, he will transfer 7/12 utara on our name with presence of original owner.
4) Actual 7/12 utara still on actual owner name, but neither he came in the picture in our both of us transaction, so how can he prepare MOU before tranfering property in his name.
Please guide us, what document we have to check before proceeding and how to prepare safe MOU, so he cannot cheat later on and how to transfer 7/12 utara safely on our name.
