landlord forcing to vacate the premises

We have taken an industrial shed in vadodara-gujarat for lease of 33 months on 1-5-2010. we are paying rent on time. suddenly the landlord is asking us to vacate the premises which we cannot do in coming monsoon season. We have a written agreement which says that either party can give 90 days notice for vacating the premises. He is sending us 90 days notice in coming 2-3 days time. It will take at least 6-8 months for us to get new premises on rent.

Help us by giving your expert advise.

Dear amit

From the facts it is seen that both the parties are entitled to give 90 days notice to vacate the premises.  Hence you have to comply with the landlord’s demand of premises.  But since you say that you need more time to look for new premises, you may personally meet the landlord and appraise him your situation clearly and seek additional 3 months time to vacate the premises.  Please avoid legal steps at this situation and approach the landlord as stated above.

Best regards.,
