Sucession certificate in mumbai

Mr. A died intestate in 2011 leaving behind Mrs. X (wife), Mr. Y (Son) and Ms. Z (Daughter).
Mrs. X applied to the society for transferring the flat ( in a co-op society in Mumbai) along with an affidavit and indemnity bond by Mr. Y and Ms. Z
Would be highly obliged to be guided on follows :
1) The society has asked me to put a public notice in local newspapers, which i have done. If there are no claims, can the society insist on Sucession Certificate ?
2) In case i need to apply for sucession certificate, what is the approx cost ?
3) How much time does it take to get a sucession certificate in Mumbai ?

Dear Sharma,

No need to obtain succession certificate in case of immovable properties.

may be i confused myself between legal heir certificate and sucession certificate ?

so, can the society ask for legal heir certificate ? if yes, what is the procedure? and what are the costs?
