Property right

My father wants to gift deed his property to me which he had got through tribunal in Bangalore (Karnataka). I have a sister (30 years old). Does she also have share in this property? Can she claim saying she was cheated. I am in opinion that land obtained by tribunal is like self acquired property and the owner can register it to any one without the need of any others consent.

Also tommrow can i sell this property to any one and do they require my sister sign?
