Procedure of transfer of flat ownership from mother to son

My friend is staying at Mumbai and wants to transfer the flat (at Mumbai) in his name after natural death of his mother who left a will in his favour. He has 3 sisters (all widows) who are willing to sign any documents that may be required.

What is the legal documentation required to be done to satisfy the housing society laws and property laws applicable in the state.

1) U need to do deed ot transfer and take relaese deed from three sister & attached will of his mother to satisfy that his share is agreed by others.

2) U need to go to the concern SRO office where the property is situated. Also give advertise in local news papaer in vernacular language i.e. public notice through advocate. Hence the property title willbe verified by lawyer.
