my grand father give registered power of attorney for land to my father.. now my father gifted this land to my father"s sister .. is this valid? in that registered attorney it says the title and owner shall be transfer to POA.. so now gifted land gets the title? my father also made a will regarding the attorney tat the land will acquire by my sister

in that article law passed after 2011.. but power of attorney transfer inbetween 2003- 2005.. so law wont enact retrospectively.. then whether it is valid?
