Power of attorney

Children execute a power of attorney in favour of their mother.  After a few years one of the daughters cancels it.  A few years after that a sale deed is executed by the mother in favour of another daughter for a property which is part of ancestral estate.  The sale doc. is signed by the mother and the daughter who cancelled the power of attorney.  At that point of time all the children in the power of attorney, have their own children who are minors at the time of sale of property but have rights to the ancestral estate..  Questions are: (1) Is the power of attorney valid (2) Is the sale deed valid since no provision or naration is there in the sale deed covering the rights of the minors.

Please advice.
