Payment via single or multiple demand drafts

Sir

I am buying a property whose actual owner has died. This property now has 3 legal heirs. At the time of registry all 3 legal heirs will be present for signing the registry papers.

Is it possible for me to make entire payment through Demand Draft in the name of anyone of them? Or is it compulsary to make 3 demand drafts of equal value in the name of all 3 legal heirs.

If Seller is insisting that payment can be made in anyone of 3 names. Do I need to get Power of Attorney or some other document from the other 2 legal heirs. Or it is fine to pay in anyone name as long as all the 3 are available for signing the Registry papers.

You can get a notarised authorisation letter duly witnessed by other close relatives of the claimants and make payment to a single person as authorised in the letter.
