Partition deed

In my family, the property was registered in the name of my father and mother.My mother died some years back and  my father survives.I have a sister who was married off 10 years ago.Now we want to prepare a partition deed so that there will be an amicable settlement for this.My questions are:

1.How to go about the preparation of a partition deed?

2.Should it be registered?

3.Approximate expense for its preparation.
