Partition- Limitation-sale deed cancelation.

Hi sir my mother and her sister are married before 1984 and they have one younger brother who was minor in 1986 when his father and Mother are deceased. Later when he became major and got his name in RoR and all other govt records for total 26 acre(total father self acquired ).
In 1998 he sold 1 acre to 3rd party.
In 2007 he transfered 10 acres to his wife as gift.
In 2008 he sold 4 acres to 3rd party.
In 2015 he and his wife sold 11+10acre another party(4years back) .This purchaser sold majority of land (16 ac) sold to other party and he got in to possession and got name in RoR .
Can these sisters can file suit for partition and cancellation of sale deeds
If suit filed for cancellation of sale deeds how party in possession and ROR will defend the suit.
What are chances to get property back.

Who is guardian to your brother when he was a minor?  Did his father execute any will or other any document?  Your mother and her siblings have equal rights over the property. for already disposed property your mother and her sister may ask their brother to compensate for the property sold.   It is better to discuss in an amicable way with other elders/relatives and well wishers.

thank you sir...As he sold almost all property and now he don't even have any money with now.
So can we file suit including 3rd party ..if yes what is court fee.the market value at SRO is 7 lakh per acre
