My father owned a house in pagadi system, but rent receipt was in his mother's name. With the same land lord's property my maternal grand father owned a shop which was in my maternal uncle's name . Now I am the only legal heir for both the parties and I requested the land lord to transfer the rent receipt in my name, he asked me to pay a certain sum , which I paid to avaoid un necessary delay and legal hassales.
Does this transfer of rent receipt , needs additional agreement between me and the land lord and do I need to pay stamp duty and registration charges and get it registered, since this is pagadi system house and shop, I have the doubt about the matter .
2. My second query is , if the land lord consents , will I be able to sublet the shop and the house? he will ask me to compensate him with certain amount from the rent I may receive.
