Noc from family members and declaration from seller

Hi,

I'm planning to buy a property. As a caution I'm requesting the seller(Muslim, he is the registered sole owner of the land) 
1. to sign a declaration with "Details of family members". Because seller may not reveal all his family member details if in case any one is in foreign(To avoid unnecessary delay in selling) 
2. NOC's from all family members declared in above doc.

Seller is saying he has two sons and they will come and sign as witnesses, will that be sufficient?
Is my request valid? Is there any format of NOC and declaration that I can use on bond paper?

Thanks for your quick reply! 

1. I have made an aggrement on Oct 17th to get registered by 26th Nov, so how can I withdraw from that aggrement?

2. I'm using all my white money in buying this property and buying it for my residence purpose. What makes me to go into that radar?
