Muslim inheritance issue

There's a person of muslim faith having two daughters and a wife. He has a self acquired house in which he is living with his immediate family. He wants that the title of his house be ultimately transferred to his daughters after him and his wife's death. As far as i know, the muslim personal law on inheritance also makes provision for surviving brothers, sisters and their issues, in the absence of any male descendant. Also, under sunni muslim law, a person can not interfere much with the devolution of the property after his or her death by way of will.

My query is that in order to ensure that only his daughters enjoy the property after his death, can he make a gift of the same in his lifetime, or is there any other route by which he can ensure the same?

My other query is that can this gift be made conditional, that is, he wants to ensure that his daughters do not dispose of this property during his and his wife's lifetime. Can this be done?
