Mother deed / dc conversion documents

I am selling my apartment - which is of type A Khata.

I have 2 Questions -

1. My buyer is asking for a DC conversion document. I did not get this from my builder 6 years ago. Is DC Conversion proof needed for A type Khata ?  Or does Type A Khata imply that DC conversion has been done ?

 

2. The buyer is also asking for the mother deed copy. Again, I do not have this with me either. The builder isnt reachable on his phone. Is there a service to help me get this from the government maybe ? Or if my neighbours have one, can I use that ? My understanding is that mother deed should be of the building, and not of each apartment in specific.

 

The only documents I have with me (or with my bank) are:

- Sale Agreement

- Construction Agreement

- Deed of absolute Sale

- Khata

- Tax paid recpts. until date.

- Approved building plan

- Possession certificate

- Electricity name transfer proof.

- EC - I have applied for this only recently through someone, I did not have it earlier.

 

What else am I missing that I should be having with me ?
