Can a subsequent notarized Modification Agreement rectify the mistakes of a registered Agreement To Sale? Will the changes stand in the Court of Law?

Registered agreement to sale cannot be modified in shape of notarized. Registered sale is more authenticated then the notarized. In court the registered document is valuable not the Notarize document.
Once the agreement to sale registered that can be amendment by the next amendment of agreement with registration and that is authenticated and accepted by the court.
