Mis statement by seller

Hi Experts,

In one case seller of a property made two things with innocent buyer in sale deed....

1. Seller mention in sale deed that there is no court is pending against concerned property , when a FIR was already registered against him under some local Act of land ( unauthrised colonisation ).

2. Seller purchased that land as aggriculure land in Kanals , out of this land he made out small residential plots, roads without meeting the formalities of state like change in land use, other colonisation formalities etc., sold in yard to this purchaser.

All these facts are there in sale deed which is in the name of purchaser being all the facts came to know to him after so long that these facts are not true. Now puchaser cant get his money back, cant sale that plot, cant constuct it,.

What criminal action is available with that innocent purchaser against cheater seller under IPC.
