Meaning of "due to" in sale consideration

My friend has purchased a house property in e auction from bank.Bank is vendor(First Party) and he is purchaser (second Party).A statement is written in his sale deed -"No dues is due to Second Party " I think this is incorrect .What should be correct statement.
