Legal heirs

Hello

my wife was adopted girl by her mother and father through registerd adoption deed. she was the only child. after her father death,

1) do her mother and she became the legal heir of the property?

2) can she gift her ratio to me (his husband)?

is there any where mentioned then please guide us, as i had explained to society but they want some proof so that theycan issue me noc for gift deed
