Land transfer

Dear sir, Please help My father want to divide own purchases land and ancestors land between son only, not b/w daughter in his life. Is there any cheapest way, we not prefer registry of land due to heavy cost. We are from bihar under Muslim law. If we do wasiyatnama will it acceptle under indian law after death

The owner may register a "will" for his own share.

Consult a local prudent lawyer for better appreciation of facts, guidance and proceeding.

As Ur Muslim u cannot give it thru will entire property.will applies for 1/3share.i.e he can write will for 1/3property only..but he can transfer entire property to his sons thru Hiba i.e gift.sharia doesn't recognises ancestral

Yes, there is no ancestral property under Mohammedan Law. So also, it is not gift under Muslim Law (Hiba) need be registered.
