Land dispute

Hi All,

kindly suggest what are action available with me in following below metion issue :-

 There is piece of land in my village where my father along with 2 brothers occupied that land for last 30yrs, our grand father already paid money to seller grand father before 30yrs for that land but it is not registered till as per my father and 2 uncle. that land in our possion for last 30yrs, now one of my uncle paid some money to current seller and got registered in his own name. Now he is creating a probleam for all of us. he is not even given a path to us.

Now kindly tell me what are action availble with us as per property law. considering

1. land in our possion for last 30yrs and all of 3 person enjoying benefit of that.

2. Can seller have a right to sell this property.
