Land Registration

My father's property in Kerala is a joint property of father's mom sister and his as well. Now we want the partition. My grandmother is deceased. My father's sister is in abroad. She is either not ready to give the power of attorney to do partition or to come. What can be done?

It is not clear, whether your aunt is ready for partition or not.

She is just telling you could take your partition. But we told her that for partition she should either come down or to send the power of attorney. But she is telling she can never give a power of attorney and to come down also is not possible.. what could be done? We want to build a House in that plot. For that registration has to done first. Please advise
