What precautionary steps to be taken before purchasing land in rural/semi urban areas to avoid any fraudulent in dealing, it it necessary to have got even a building-map  of 2G or 3G to have been passed by local muincipal commissioner even in local areas. kindly discuss, thank you

1) pl apply for an encumberance certificate on the  property and obtain a legal opinion on the same for any kind of encumberances.

2) pl apply and seek if the landed property has been cleared by the local town planning authority to raise second and third floors on the property.

First of all obtain all documents related to title of the property, namely, mother  (parent) document, subsequent sale deed, mortgage deeds etc, obtain encumbrance certificate as on date for atleast 25 years in the past, if converted from agricultural land to house property, copy of conversion approval, country and town planning department's approval, lay out approval, municipal/corporation tax receipts, produce all the papers before a local lawyer, take his opinion in writing, if his opinion is not satisfied, take a second opinion from another expert lawyer and then proceed.
