How to get my institute registered?

Sir, Im running my Tutorial from last 3 years. now i want to get this institute registered under Society Act on my Wife's name. I just want to know what are the following steps for registration? and there is also a problem, that my institute is running on a rental address, my land lady is not ready to provide the rental slip. So, could it be possible that im registering my Institute on my own home address (which is just the opposite plot of my insitute) and showing the Class room venue separately? please suggest the steps. im the Principal of the said instiutute.
